Opener trouble

Before assuming the opener has failed, remember what it does: it guides a door that the springs are holding up. Confirm the door is balanced first — the ten-second check — then work through these.

Closes part way, then reverses

The most common opener complaint, and usually the cheapest.

Modern openers have two photo-eye sensors near the floor on each side. If the beam between them is broken or the eyes are misaligned, the opener refuses to close and reverses instead. Check:

• Alignment. Each sensor has an indicator light. If one is off or flickering, they are not seeing each other. The brackets are thin and a bump from a bin or a bicycle knocks them out.
• Dust on the lenses. In Mohave County this is a genuine cause, not a footnote. Wipe them.
• Low sun. Direct sunlight into a sensor at certain times of year blinds it. If the fault happens only at one time of day, that is why.
• Anything in the beam. A coiled hose, a pet bed.

Reverses when it hits the floor

Different problem. The opener has a force and travel setting, and if it thinks the door met an obstruction it reverses. Worn rollers or a dry track increase resistance and trigger it. So does a travel limit set too low, so the opener keeps pushing after the door is already down.

Both are adjustable, but adjusting force to overcome a mechanical problem is the wrong fix: the safety reversal is the feature that stops the door closing on a child.

Remote stopped working

1. Battery. Most cases.
2. Does the wall button still work? If yes, the opener is fine.
3. Check the lock or vacation button on the wall control — it disables remotes and gets pressed by accident.
4. Reprogram the remote to the opener. The procedure varies by make; there is usually a learn button on the motor unit.

Runs but the door does not move

The trolley has disconnected from the door arm, usually because the red release cord was pulled. Move the door to closed and run the opener until the trolley clicks back on.

Noisy opener

Chain drives are inherently louder than belt drives, and both get louder when dry. But before replacing an opener for noise, check whether the noise is actually the door: dry rollers and hinges are far more often the source, and they cost a fraction of an opener. Dust is usually behind it.

When replacement is reasonable

• The motor or logic board has failed on a unit old enough that parts are scarce.
• No photo-eye sensors at all — that dates the unit to before they were required, and it is a genuine safety reason to replace.
• You want the things newer units have: battery backup, quieter belt drive, phone control.

Battery backup deserves a mention in Mohave County specifically. Monsoon season brings outages, and an opener without backup means a heavy door and a hand release in the dark.
